Information from the City Planner regarding shadow study requirements:

Planning has a software program and a special technician who has done this type of study.

 

Planning is going to meet with the developer's project team in the 3rd week of September 2006. They are going to try convince them to extend the pre-consultation stage in order to bring more civic staff (housing, parks, sun shadow/urban design) into the DC2 exercise and make greater use of the working committees. The community, city and developer should be involved in a more serious negotiation effort before the draft DC2 is prepared.

The Planner, or his specialist, is invited to give a brief presentation at the Townhall meeting on October 3 2006.

THIS COMMITTEE NEVER HAPPENED! Shadow impacts on the community has not been adequately addressed by the developer and the City seems to be completely ignoring the issue. There are very serious concerns about the impact shadows will have on the entire community, and neighboring communities, but this information is not being presented to the property owners. This is information that is necessary to make an informed decision about the development and it is being witheld.
